What You Can Expect From Us

  • We strive to make the whole process smooth and efficient.
  • We are the landlord’s agent.  The landlord is the decision maker, Kay Group Properties help facilitate the process.
Rental application process
  1. Kay Group Properties is an Equal Opportunity Housing provider. Fully compliant with the federal Fair Housing Act, state & local fair housing laws.
  2. The landlord is solely responsible for application approval.
  3. We reserve the right to screen multiple applications per property. In the event multiple applications are accepted, we reserve the right to tender multiple leases, and we will execute the lease at landlord sole discretion. The lease is executed once certified funds (cashier check/money order) are received for the deposit and pet fees and the lease is signed by all parties. Until then, the property will continue to be available.
  4. All leases are in writing. There are no verbal agreements or commitments. Please review all documents, if needed feel free to seek legal advice.
  5. If the property is currently occupied we cannot guarantee a move-in date until the current tenant has vacated the property.
  6. before gaining access to the property The tenant must have renter insurance in effect, pay money due and transfer the utilities.

Please check before submitting a rental  application:

  1. Please complete the entire application and attach the relevant documents.  Email or mail the application using the contact information at the top of the page.
  2. Please do not provide original documents. Once submitted, documents will not be returned.
  3. Every person over 18 who will be living in the property is considered an applicant and must complete an application and pay the application fee.
  4. Nonrefundable Application fee check application for the amount and payment options.  
  5.  If your employer charges for employment verification. Please check with your employer before submitting an application and include this amount with your fee.
  6. You or someone on your behalf must visit the property in person before submitting the application.
  7. Partial, inconsistent, missing information or failure to visit the property  may result in a declined application. Remember application fee is Non Refundable.
Rental Contract

Kay Group Properties use a standard North Carolina Board of Realtors rental contract.

It outlines all aspects of the agreement such as when payments are due, late fees, tenant and landlord responsibilities.

A rental contract is a legal document. if you have questions please consult your legal advisor.

Showing Policy

If you would like to see one of our listed properties, please choose one of the following two showing options:

Option 1: Showing is scheduled by a Kay Group Properties agent:

A Kay Group Properties agent will call for final confirmation 30-60 minutes prior to the set time. In the event that you are unavailable to confirm please contact us to reschedule. Showing time is not exclusive and others may be visiting at the same time. We may request that you present a valid government-issued photo ID. The agent will e-mail pictures of your photo ID back to our office for documentation and safety reasons.

Option 2:

If you are working with an agent from another real estate firm. please have that agent schedule the showing for you.

 

Smoking and Pet Policies

Smoking is prohibited on all properties unless approved in writing by the landlord.

Each property has different requirements. if pets are considered the pet will be part of the screening and the landlord will make the decision as part of the screening.

if application with pet will be approved ,Pet fee and pet addendum apply.
